Scope of Work: We demolished all interiors of this existing home and completed a full makeover. New plumbing, heating, and air-conditioning systems were installed. The electrical service was upgraded and new wiring completed throughout. All exterior walls were sprayed with high-density foam insulation with exception of the shared brick wall to increase the thermal rating of the home and decrease energy costs. New high-performance double-glazed windows and doors were installed. All interior finishes were replaced and upgraded.
Highlights: . This Riverdale house is home to a young couple who often entertains, and the features in this house are conducive to this function. The main goal of this renovation was to provide an open concept main floor space. The kitchen was relocated to the back of the home and new custom cabinetry was provided by Kobi's Cabinets. Throughout the house, high-end finishes were used, including 8 1/2" wide oak engineered flooring and new staircases with upgraded treads as well as very tasteful wallpaper. Leslie the designer from Trianon Design definitely had a beautiful vision that we were very happy to be a part of.
Riverdale Makeover
Leaside Makeover
Scope of Work: Demolished interior of existing home and completed full makeover. Removed load-bearing walls on main floor. Installed new plumbing, heating, and air-conditioning systems; also upgraded electrical service with new wiring through entire home. Built new framing and finishes throughout.
Highlights: Height was gained in the basement by removing the existing wood beam and adding a steel beam. New underground drain piping was installed including a backwater valve, making the homeowner eligible for a $1250 rebate. All exterior walls were framed and sprayed with foam insulation to increase the thermal rating of the home and decrease energy costs. New high-performance double glazed PVC windows and doors were installed as well as a two-stage high efficiency furnace. Both will increase the overall efficiency of the home. We removed all load bearing walls on the main floor to provide the open concept look the client desired. New solid oak staircases were installed and stained to match the new solid wood ash flooring.
Lawrence Park Makeover
Scope of Work: The entire interior was gutted and refinished. New plumbing, heating/cooling, and electrical systems were installed. The exterior walls were framed out to add thermal insulation. The existing stair openings were redesigned to meet current code requirements. The existing concrete slab was removed and interior waterproofing was completed to all exterior walls. The entire home received new finishes including a new custom kitchen with quartz countertops.
Highlights: This renovation featured high end Marvin wood windows that were designed to mimic the double hung window style of the old home. A state of the art hydronic in-floor heating system was installed on all 3 floors of the home and in the basement. New staircases were installed that featured oversized maples treads that were stained to match the hardwood flooring. Two supporting walls were removed and beams installed to provide an open concept living space. The bathrooms were finished with italian marble tile and sleek looking plumbing fixtures.
West Rouge Interior Renovation
Scope of Work: Removing and remodelling of the kitchen, powder room, master en-suite, floors, and completion of the unfinished basement.
Highlights: We were able to transform the entire first floor by removing an interior wall which separated the kitchen from the dining area. By doing so, we created an open concept living space which was ideal for our client, who had a young family. We maximized counter space in the kitchen by introducing an island that served as both a prepping area and informal eating space. The choice of finishes also made the newly renovated home really pop! The beautiful wallpaper and the sleek looking flooring really tied everything together nicely.
Humber River Addition
Scope of Work: Removing and remodelling of the first floor space (including kitchen) and completion of a 400 sqft rear addition.
Highlights: Although this project was technically challenging due to constrained site access and structural work needed to support the new and old structures, it was truly rewarding to have completed such a beautiful project on such a precious lot. This property stretches over 250ft and overlooks the Humber River. The construction of the rear addition brought the river closer to our clients with floor-to-ceiling windows spanning 9ft high as well as a sliding door which leads to the backyard. We also built a state-of-the-art kitchen that includes custom cabinetry and beautiful quartz countertops.
Historic Downtown Loft
Scope of Work: New kitchen, refinished existing floors, electrical, removal of load bearing wall, and addition of two new bedrooms.
Highlights: This project was unique to say the least. Patience and an increased level of site supervision is always required when dealing with old structures. We were asked to revitalize a space that hadn't been touched in years. We removed a load bearing wall and installed a wood beam to open the space up as well as sanded and refinished the beautiful original oak floors. Exposing the original brick and building a simple open style kitchen really added to the downtown loft style feel.
